For brokers clearing buildings

Clearing a building is a cost you negotiate down.It does not have to be a cost at all.

List the floor once. Buyers bid to take the pieces worth money, haulers bid to clear the rest, and whichever closes first ends the lot.

What it is worth to you

Stop paying to dump it

Roll-offs and tipping fees are a line item on every clear-out, billed by the pull whether the contents were worth something or not. Anything that leaves as a sale or a paid haul-away is a pull you never book.

Make haulers compete for it

Call one junk company and you get one price. Post the removal job here and qualified haulers bid against each other for the same floor and the same deadline — lowest bid wins, and you watch the number come down.

One floor, one listing

The conference table is worth selling, the workstations suit a liquidator, the broken chairs just need to be gone. That is normally three vendors and three schedules. Here it is one lot with both doors open — for sale and for removal — and whichever closes first ends it.

Turn the good stuff into income

Task chairs, height-adjustable desks, casegoods, commercial kitchen and AV gear hold real resale value. Listing them for sale next to the removal job is what moves a clear-out from a cost line to a cheque.

The part people ask about

I do not have time to itemise a floor.
You photograph it. Open the site on the floor, tap Take photos, and the listing writes its own title, description, category, counts and rough weight from what it can see. You check it and publish.
What if nobody buys it?
Then the removal bids are still live. A lot listed both ways cannot end up stranded — the worst case is the outcome you would have had anyway, at a price haulers competed for.
I do not want to chase payment.
The house takes the card, holds it until the lot is picked up or delivered, then releases your money minus a 12% fee on the item amount. Freight is passed straight through and never part of the fee base.
Who am I actually dealing with?
Every account is licence-reviewed before it can list, bid or buy, and both sides carry star ratings that can only be left after a completed transaction.

Have a floor coming up?

Post it before the deadline gets tight. Lots with room in the schedule take better bids — on both sides.
